How Much to Charge per Square Foot to Paint Interior Walls

How much should I charge per square foot to paint?

Charge what your costs per square foot come to, divided by one minus your margin. You can derive that number in four lines instead of copying a range from a cost website, and the derived number is the one that pays your bills.

The ranges you see quoted online are averages of other people's prices. They do not know your wage, your overhead or how fast you paint. I'm not a painter — I build the pricing math — so this page shows the arithmetic and treats every rate as an input you replace.

Painting price per square foot calculator

Enter the area, your all-in production rate and materials; the calculator returns break-even and price per square foot. “All-in” means finished square feet per hour including every coat, prep, set-up and clean-up.

The 60 sq ft per hour in the example is an assumption. As a sanity check, the 12 × 14 bedroom in the how to bid a painting job guide took 10.56 hours for 366 sq ft of wall at 2 coats plus a 168 sq ft ceiling, about 51 surface sq ft per hour once set-up is included. Time your own jobs and use your number.

Worked example: 1,000 sq ft of interior wall

One painter, $25 wage, 30% burden, $14,520 of yearly overhead over 1,760 sellable hours, 60 finished sq ft per hour, 35% margin. Paint: 1,000 × 2 coats ÷ 350 sq ft per gallon = 5.71 gallons, so buy 6 at an assumed $45 = $270, plus $70 of sundries = $340.00.

Break-even is $1,019.17, or $1.019 per sq ft. Divided by 0.65, the price is $1,567.95, which is $1.568 per wall square foot. The coverage figure comes from Sherwin-Williams, which says a gallon typically covers about 350–400 sq ft; the example uses 350.

Painting labor cost per square foot: production rate decides it

Labour and overhead per square foot = (loaded rate + overhead per hour) ÷ production rate. Double the production rate and that part of the price halves; materials per square foot stay the same.

This is why one painter's $1.31 can be as profitable as another's $2.09. Copy a faster painter's per-square-foot price without their speed and you work below break-even. Margin moves the price too:

Wall square feet vs floor square feet: the trap in every price list

Always say which square feet you mean. A price per wall square foot and a price per floor square foot are different numbers, and the ratio between them changes with room size.

The same $1.568 per wall sq ft becomes very different per floor sq ft, because small rooms have more wall for their floor. Real rooms also lose area to doors and windows and gain set-up time, so small rooms cost more per square foot than this table suggests. That is why the bid guide prices a 12 × 12 room at almost the same total as a 12 × 14.

So there is no single honest answer to “how much to paint the interior of a 2,000 sq ft house”. Measure the wall and ceiling area room by room, then apply your price per wall square foot.

Materials per square foot: paint is the smaller part

Paint per square foot = coats × price per gallon ÷ coverage per gallon. At 2 coats, an assumed $45 a gallon and 350 sq ft per gallon, paint is about $0.26 per wall sq ft; at 400 sq ft per gallon it is about $0.23.

In the example, materials are $340.00 of a $1,019.17 break-even, about $0.34 of the $1.019 per sq ft; labour and overhead are the rest. An hour saved moves the price more than a cheaper gallon. Price paint from coverage on each job rather than as a fixed per-square-foot allowance, so a primer coat or a deep colour change shows up in the number.

Exterior painting price per square foot

Exterior uses the same formula with slower production and more prep. Measure siding area (perimeter × wall height, plus gables at ½ × base × height), not the home's floor area.

The exterior example assumes 1,500 sq ft of siding, 2 coats, 40 finished sq ft per hour including scraping, ladder moves and masking, and $600 of materials (9 gallons at an assumed $55 = $495, plus $105 of sundries). It prices at $3,274.04, or $2.183 per sq ft of siding.

How much paint per 1,000 sq ft of exterior? At the 350–400 sq ft per gallon range, 2.5 to 2.86 gallons per coat — but rough or porous siding usually spreads less, so use the product's stated coverage. How long does 1,500 sq ft take? Hours = 1,500 ÷ your all-in rate; at the assumed 40 sq ft per hour it is 37.5 hours.

What to put in your per-square-foot price sheet

A price sheet per square foot is only as good as the production rate behind it. Build it from your rates, then keep it current as you time jobs.

• Price per wall sq ft for walls, ceilings and exteriors separately, each with its own production rate.
• Per-item prices for doors, windows and trim, which do not fit a per-square-foot rate.
• A minimum job charge, so small rooms cover set-up and clean-up.
• Adders for colour change, primer coats and heavy repair.

Step-by-step: How Much to Charge per Square Foot to Paint Interior Walls

1. Measure your production rate. Time two or three jobs and divide finished wall square feet by total hours, including prep and clean-up.
2. Find your hourly cost. Add your loaded labour rate (wage × (1 + burden)) and overhead per hour (yearly overhead ÷ sellable hours).
3. Convert to cost per square foot. Divide the hourly cost by the production rate and add paint and sundries per square foot.
4. Apply margin. Divide the break-even per square foot by (1 − margin) to get the price per square foot.
5. Quote on wall area. Measure the wall and ceiling area of each job and multiply by your price; never use floor area.
